Setting a New Standard for Luxury Living

One09 set out to redefine what luxury apartment living could feel like in downtown Madison, Wisconsin. Instead of following the typical multifamily formula, the vision centered on warmth, comfort, and a hotel-inspired experience: spaces that feel lived-in, loved, and welcoming from the moment residents walk in.

The goal reached far beyond selecting furnishings. It was about shaping how people live, gather, work, and unwind. Every amenity space needed to spark connection, support daily life, and tell a cohesive design story that felt both elevated and effortlessly comfortable.

What unfolded was a true collaboration—rooted in listening, thoughtful problem-solving, and shared creativity from the first conversation to installation day.

Creating Spaces That Feel Luxurious—Without Losing Their Soul

The team had a clear vision: they wanted spaces that felt elevated and sophisticated, yet still warm, comfortable, and unmistakably residential. The furnishings needed to hold up to everyday use, but they couldn’t look overly commercial or sterile—a balance that’s often easier imagined than achieved.

Each public and amenity area had its own purpose and personality, yet all needed to feel connected through a cohesive design story. At the same time, challenging lead times across multiple manufacturers meant careful planning, ongoing adjustments, and a team ready to pivot at any moment.

Our Approach: Listening First, Designing with Purpose

At LERDAHL, we begin every project by listening to the details. For One09, LERDAHL was immersed in the aesthetic goals, functional needs, and the type of culture the client wanted residents to experience.

Collaboration became the backbone of the process. LERDAHL focused on clarity, responsiveness, and thoughtful guidance to keep the project aligned and moving forward.

The design process embraced exploration.

We would play the love-it, hate-it game with of options,” designer Michaela Lee shared. This interactive approach helped refine selections quickly and confidently, ensuring every piece supported the larger vision.

Because the project required a very specific balance—residential comfort paired with commercial durability, LERDAHL sourced and evaluated products from a wide range of manufacturers. Each option came with its own personality, price point, lead time, and design impact. Working through these selections together helped the team quickly refine choices, ensuring every piece supported both the practical needs of the building and the warmth the client wanted residents to feel.

When supply chain issues appeared, LERDAHL stayed ahead, offering alternatives, sourcing temporary solutions, and maintaining transparent communication. Each challenge became an opportunity to show how intentional design and attentive project management can turn a vision into reality.
